What Dubai's finished Dorchester Collection homes earn

Every registered lease at One at Palm Jumeirah and The Lana, cleaned and indexed: median rent, rent per sq ft and gross yield, year by year.

Two of Dubai's Dorchester Collection residences are finished and lived in. This index follows their rental market from the Dubai Land Department's register, so owners and buyers can judge income on registered numbers, not portal asking rents.

Method

How the index is built

  1. Source: residential leases registered in Ejari, the Dubai Land Department's tenancy register, via DXB Interact. Commercial units are excluded.
  2. Leases below AED 800,000 a year are excluded, as they do not reflect the market for these homes. The number excluded is shown for each building.
  3. Each year uses the lease start date. Leases shorter or longer than a year are converted to an annual rent. "Last 12 months" is Oct 2025 to Sep 2026.
  4. Gross yield is the 12-month median rent per sq ft divided by the median registered sale price per sq ft over the same period. It is calculated before service charges and fees.
  5. These are small buildings, so a year can rest on a handful of leases. The number of leases sits under every figure.
